Fully Managed
You just hand your keys over to us and we look after your property as though it were our own. You will be consulted as much or as little as you like but we take care of the main steps of letting and managing your property. We charge 12% in all parts of the country apart from London where we charge 15%.
The service includes
- Appraising and marketing your property.
- Accompanying suitable tenants matching the profile of those you wish to live in your property on property viewings.
- Referencing those adults moving into the property, including full employment, landlord and identity/credit checks.
- Ensuring all the necessary safety and legislative work is carried out, including Gas safety and EPC (Energy Performance Certificate).
- Organising inventory production cataloguing the fixtures, fittings and property condition.
- Drawing up a suitable tenancy agreement, including any particular property and/or landlord requests.
- Informing utility companies and local council of new tenants.
- Collecting and hold under licence according to Government legalisation, a minimum of one month’s rent as deposit/bond.
- Collecting the monthly rent and pay any foreign national taxation if applicable.
- Handling any maintenance issues during the tenancy, acting within any guidelines or requests discussed with you.
- Periodic inspections, checking condition and a health check.
- Liaising with the tenants on all questions, issues and requests during the tenancy.
- At the end of the tenancy, arranging for the correct notice to be served, handling any end of tenancy issues and ensuring a smooth transition to another tenancy or handing the property back to you.

Let Only / Tenant Finding
This service includes

- Liaising with you and arranging suitable times for you to show prospective tenants around. We will ensure all tenants match the profile of those you wish to live in your property. Optionally, in certain locations we can assist in viewings.

- Drawing up a suitable tenancy agreement, including any particular property and/or landlord requests.
Tailored options
The tailored service includes the Let Only / Tenant Finding option but also can include any number of the following
- Collecting and holding under licence according to Government legalisation, a minimum of one month’s rent as deposit/bond.
